Ascension Parish is my home parish and one of the fastest-growing in Louisiana. It runs from the Prairieville subdivisions along I-10 down to the river communities, and the differences between those places matter more than most buyers expect.

The short version. Ascension Parish sits between Baton Rouge and the Mississippi River industrial corridor. Most of its housing growth has been in the Prairieville and Dutchtown corridor, where new subdivisions keep coming; St. Amant and the eastern parish offer acreage; Gonzales is the retail and events hub; and Donaldsonville, the parish seat, sits across the river with an entirely different, historic housing stock.

Which Ascension Parish community has the most new construction?

The Prairieville and Dutchtown corridor has been the most active for years, with steady building in Gonzales and Geismar as well. Communities and incentives change constantly, so ask me what is actually available now.

Is Ascension Parish a good commute to Baton Rouge?

From Prairieville and Dutchtown, generally yes — roughly 25–40 minutes to downtown off-peak, longer at rush hour on I-10. From the river communities it is a longer drive.

Ascension Parish or Livingston Parish?

Ascension generally has more new-construction subdivisions and sits on the I-10 corridor near the plants. Livingston often gives more lot for the money along I-12 and has its own school district. Where you work usually decides it.
