Closing Costs for Louisiana Home Buyers

Closing costs are the part of the purchase that surprises people, because they show up as a single number near the end. Here's what's inside that number and which parts you can actually negotiate.

The short version. Louisiana buyers typically pay lender fees, appraisal, title work and title insurance, prepaid taxes and insurance, and recording fees. Sellers typically pay commission and payoff-related costs. Seller contributions toward buyer closing costs are negotiable within the limits of the buyer's loan program.

What buyers generally pay

  • Lender fees — origination, underwriting, credit report, and any discount points you choose to buy.
  • Appraisal — ordered by the lender, usually paid up front.
  • Title work and title insurance — the title search, the closing, and the lender's policy. An owner's policy is optional but worth discussing.
  • Prepaids and escrow — property taxes and homeowners insurance collected in advance, plus flood insurance where required. In South Louisiana this line is often larger than buyers from other states expect.
  • Recording and transfer fees at the parish level.
  • Inspections — paid out of pocket during the inspection period, not at closing.

What sellers generally pay

Commission as agreed in the listing agreement, the mortgage payoff and any associated fees, their share of prorated taxes, and any concessions or repairs negotiated with the buyer.

The document that actually matters

Within three business days of your loan application, your lender issues a Loan Estimate with real figures for your transaction. Before closing you'll get a Closing Disclosure. Compare them line by line, and ask about anything that moved. I do this with my clients on every deal.

Who pays closing costs in Louisiana?

Both sides have costs. Buyers typically pay lender fees, the appraisal, title work and insurance, prepaid taxes and insurance, and recording fees. Sellers typically pay commission and their own title and payoff costs. Many terms, including seller contributions toward buyer closing costs, are negotiable in the purchase agreement.

Roughly how much are buyer closing costs?

They vary by loan type, purchase price, lender and insurance premiums, so a percentage rule of thumb can mislead. Your lender's Loan Estimate gives real numbers for your specific transaction within three business days of application, and that's the document to work from.

Can the seller pay my closing costs?

Often, yes, within limits set by your loan program. It's a negotiated term, and whether it makes sense depends on the market and the home. In a competitive situation it can cost you the house; in a slower one it's often available.

What is a prepaid, and why is it on my statement?

Prepaids are amounts collected at closing to fund your escrow account and cover upcoming property taxes and insurance premiums. They aren't fees to anyone, but they are real money you need at the table.
