How I Market Your Home
Most listings get photos and a sign. That's a starting point, not a plan. Here's what actually happens when you list with me.
The short version. Every listing gets professional photography, a property page on this site, MLS syndication to the major search portals, and promotion to the YouTube and social audience I've built around South Louisiana real estate. Homes that suit it also get full video tours.
Before it goes live
- Pricing strategy built on recent comparable sales and the homes you'll actually compete with, not an automated estimate.
- A prep walkthrough with a prioritized list: what's worth doing, what isn't, and what will come up at inspection anyway.
- Professional photography, scheduled for the light the house shows best in.
- Video where the property calls for it, including drone and twilight work on homes where the setting is part of the sale.
When it's live
- MLS listing written for buyers, syndicated to the major home-search portals.
- A property page on jaylaroserealtor.com I can send directly to buyers and agents.
- Promotion across my YouTube channel and social accounts, which reach people researching moves to this area rather than a generic ad audience.
- Direct outreach to agents with buyers in your price band and area.
- Showing feedback passed to you as I get it, and a weekly update either way.
When offers come in
We compare on net proceeds and certainty — financing type, contingencies, timelines, who the lender is — not just headline price. Then I handle the inspection response, repair negotiation and appraisal through closing.
I don't promise a specific sale price, timeline, view count or number of offers, and I'd be skeptical of anyone who does. What I promise is the work and a straight read on where your home actually sits in the market.

How do you market a listing differently?

Will my home go on YouTube?
If it fits the property and you're comfortable with it, yes. My channel reaches buyers researching South Louisiana, including out-of-state buyers who can't tour in person yet.
Do you use drone or twilight photography?
Where the property benefits from it — acreage, waterfront, larger homes and anything where the lot or setting is part of the story.
How often will I hear from you?
Weekly at minimum, whether or not there's news, plus feedback after showings as I receive it. Silence from your agent is the most common complaint I hear about the last one.
