East Baton Rouge Parish

Homes for Sale in Central, Louisiana

Central is an incorporated city in northeast East Baton Rouge Parish with its own school system — which is the single biggest reason buyers call me about it. It has a semi-rural feel inside the parish line, with larger lots than you'll find in south Baton Rouge.

Types of homes in Central

A mix of 1970s–1990s brick homes on generous lots, newer subdivision construction, and rural properties with acreage. Many homes in the lower-lying parts of Central flooded in August 2016, so construction date, repair history and elevation are central questions on any specific house here.

Greenwell Springs and Hooper roads carry most of the traffic toward Baton Rouge, and the commute runs 20–35 minutes to downtown depending on route and hour. The Amite River forms the eastern boundary toward Livingston Parish.

Local life

Central keeps a strong local identity around its schools and sports, with shopping along Greenwell Springs Road and quick access to the Comite and Amite river areas.

Central buyer questions

Does Central have its own school district?

Yes. The Central Community School System is separate from the East Baton Rouge Parish system, and it's a common reason buyers look here. Confirm the attendance zone for a specific address.

What about flooding in Central?

Parts of Central were hit hard in the August 2016 flood, particularly near the Comite and Amite rivers. For any home here I check the FEMA zone, whether the home flooded, whether it was elevated or rebuilt, and what the elevation certificate shows.

Are lots bigger in Central than in south Baton Rouge?

Generally yes. That's part of the appeal — more land for the money, while staying inside East Baton Rouge Parish.
