How we'll work together

  1. Buyer consultation (about 30 minutes). Budget, timing, must-haves and areas. We also go over the written buyer agreement, which is now required before touring homes, so you know exactly how I'm paid before you commit to anything.
  2. Pre-approval. I'll introduce you to local lenders if you want options. You choose who you work with — I don't get paid for referrals.
  3. Search and tour. Custom listing alerts, in-person showings, and video walk-throughs if you're still out of town.
  4. Research before you offer. Comparable sales, FEMA flood zone, tax history, HOA rules and the questions worth asking the seller.
  5. Offer and negotiation. Price, concessions, timelines, and the terms that actually protect you if something goes wrong.
  6. Inspection and repairs. I help you separate the things that matter — structure, moisture, termites, roof, HVAC, plumbing, electrical — from the cosmetic items, then negotiate the response.
  7. Appraisal, insurance and closing. I coordinate with your lender, title company and insurance agent until you have keys in hand.

Conventional, FHA, VA, USDA (in eligible rural areas, which includes parts of this region) and Louisiana down-payment assistance programs. Your lender confirms eligibility and current terms — I'm not a lender, and I won't pretend to quote you a rate.

Buyer questions

How much do I need for a down payment?

It depends on the loan. VA and USDA can be zero down for eligible buyers, FHA is commonly 3.5%, and some conventional programs start around 3%. Closing costs are separate, and sellers sometimes contribute toward them. A lender will confirm your numbers.

Do I pay my agent?

Compensation is negotiable and is written into your buyer agreement before we tour homes. In some transactions the seller or builder contributes toward it. I'll walk you through every option in plain English before you sign anything.

Can I buy from out of state?

Yes. Video tours, electronic signatures and remote closings (where the title company allows) make it work. See the relocation guide.

Should I check the flood zone?

Always, on every address. I pull the FEMA map for every home my buyers consider, but get an insurance quote on the specific property before your inspection period ends.
